Those are inaccurate statements:


I am one of the three people who got the quest off the ground for ACC at the very beginning.
I am fully in favor of annexing the Publix and Steinmart parcels on east 54. In fact I actively pursued it earlier this year.
I became liaison to the DAPC to get it off the shelf and active to pursue bringing in education, R&D, medical and tech facilities to PTC.

I have opposed:


The Pines retail development that we don't need on our southern border, in the County, that will compete with PTC businesses in Wilshire. That is too costly for 6 acres of Rec land. And by the way, who would pay to develop that land into Rec when we are facing a 1.5 millage rate increase next year, with more in the following years, at the same time fire and safety needs have been cut or delayed because we cannot pay for them?
The CCD 54 West site getting roads abandoned, 25,000 extra sq' of retail space and Big Boxes when Big Boxes and Big Shopping Centers hurt PTC and we have too much empty retail space as it is. Add to that the Piazzas already in construction, next door, and the RAM development across the street, another McMurrain development, having 34+% vacancies. Not needed and sure not there.
Granting a rezoning for the highest density residential development in PTC history to Wieland for 344 homes we do not need. 64% of which attach to other homes, meaning zero lot lines.
Giving extra height and size to motels and hotels when our occupancy rate is less than 40%, has been bad for a long time and when we are loosing employers here.

Building to build is not Smart Growth.

And as I said last night 'will be built anyway' is an argument for building to build, not a fact. You do not know it will be built without sewer lines, they could have started building 7 years ago on the current plan and farther back on other plans, but have not started because they are not getting tenants. Additionally, just this year alone, a 'going to be built anyway' motel project failed and was withdrawn due to a no vote on extra height. Another motel that was approved has also been withdrawn. Dominion will probably not be build now, even though approved. We have also seen Levitt Brothers fail to build as well.

I am simply saying do not count on it happening because a developer says so. Where CCD is trying to build is far from the first developer guaranteed to build proposal on that site over the last 20 years. All prior ended up walking away. This one may as well.

We do not want to become the Northside or Riverdale. But we most assuredly are risking that outcome on our present course.
